There are common factors which still not affect a homes value and these include,

What you paid for the home.

What you put into your home in remodeling or decorating. These are features which really only enhance a home's desirability and make it sell faster.

1)The amount of cash you need to buy your new home.

2)What you say your home is worth.

3)What I say your home is worth.

4)What another agent says your home is worth.

5)What an appraiser says your home is worth.

I agree with most of what you wrote, with the exception of the remodeling/decorating comment. Simple things like paint don't affect the value, but permanent additions to the house like additional living space, a pool or other built ins DO affect the value, just not on a one to one ratio of what you paid for them. If you had linoleum and replaced it with tile, your home's value will go up, just not a lot. It's better to do the things you want to do for you and enjoy it for a while. Doing it to sell the house is not smart.
