Real estate transactions seem to never go all the way from start to finish without something going sour between buyer and sellers, and/or their realtors.
The first property I sold in Vegas, I sold in two weeks, but the buyer made the transaction a nightmare. First : he had me on a wild goose chase looking for builders permits for a den that he was certain could not have been part of the original plan. (It was - and therefore - I had to go purchase the original builders plans - from 25 years earlier - to prove it!)
Then - when I removed my washer and dryer - the linoleum underneath it was warped and cracked, so I took it up, leaving a better floor underneath. He insisted that I put the old piece back - which had been thrown away - so I had to special order a new piece.
And finally : the day of the walk through he demanded that I install a new faucet in the kitchen sink - and put a fire door between the garage and den - nothing that was in the original contract. He said he'd walk on the deal if I didn't do it - and of course, it was the day before closing - so I had already moved. My realtor felt so bad - she purchased the door out of her commision. |

| I think some people do things like that just to see what they can get away with. That's why escrow is SOOOOO important. The buyers need to put down a significant amount of money so that there is a consequence to them just walking away like that. If they had 10% invested already that would be lost, a fire door would not be that big of a deal. |

| I wish I would have kept that property. I sold it for basically what I owed because I was moving out of town. If I had held onto the property for another 2 years, I could have made about $100K profit! |

That is too bad. I know what you are saying. I just went through a similar situation. I wish I had just kept my property and rented it out. Oh well though. |

| That is nice of your realtor. I think it's more common than we think that a buyer will end up doing something weird. People can get crazy when money is involved. |

| It was nice of my realtor, but she was also protecting her own interests, and doing what she could to process the sale. She knew I was making nothing on the sale already. |

| When we bought our home we tried to me as gracious as possible, and the seller made it a very nice process. She even had a professional cleaning service come in before we got there to do a thorough cleaning, which wasn't necessary. |

The only variable when buying a home or selling a home, is the profit a seller is making.
If the seller is thrilled with the selling price, they'll do anything to keep the sale on.
It's all about money. |
