I liked some of the suggestions, but I didn't agree with them all.
I would definitely get rid of the pets for the day, even if it means taking them to your vet. And make sure your closets are clean and thinned out!
New mulch in the flower beds will help hide any imperfections.
The main two I disagree with is putting water on the lawn ( I would think it would set up people tracking stuff through the house) and the place mat. If you are going to do the place mat, make it simple and nice. |

Also - turn on all your ceiling fans. That's always a good tip.
The rest is often common sense - but make sure there are no odors in the house. |

| I haven't heard the ceiling fan thing either. I would think it might be a catch 22. It could cause a breeze that would disinterest some buyers. Then again, it could make some buyers think "wow! this is great." You might just point out the fans and let them turn them on if they want (make sure there is NO dust or it will fly everywhere). |

Well, I'm think about hot climates - like the deep south and Las Vegas, when I say turn on ceiling fans.
It's a definite plus to have them in every room. |

| Personally, I would think ceiling fans would be a distracting presence, as if the sellers are trying to hide how hot the place is or something. |

No, as cheap as ceiling fans are, they are something everyone wants in a hot climate.
And on reverse, they blow hot air down from the ceiling, in houses with high ceilings. |

| Ceiling fans are a good idea. The more people that are in a house, the warmer it is. It's better for people to be cold than hot. |

| The house we wound up buying was very impressive during the open house. The sellers had soft music playing and vanilla-scented candles. Very nice ambience. |
