Getting a real estate license is not as easy as it used to be. Many hopeful realtor individuals often give up half way through the process. If you would like to obtain a real estate license, first decide which license is right for you.
There are three different types of Las Vegas real estate license. You can hold a Las Vegas real estate license of a broker, a broker-salesperson, or a sales person. The most obtained Las Vegas real estate license is that of a sales person.
The broker and broker-salesperson licenses require more in-depth schooling and experience. If you are just starting out in this field, then the salesperson Las Vegas real estate license is the right one for you.
In order to get your license, you must complete ninety hours of classroom training. Seems simple enough, but you will likely have to do extensive studying on your own in order to pass the Las Vegas real estate license test. The test is broken down into two parts: state and national.
Very few participants pass both parts of the exam on the first try. If this happens, you will have to continue re-testing until you pass both parts of the test in order to obtain your Las Vegas real estate license.
After you finally pass the test, you are left in limbo. It takes an average of four to five months to receive your license. You cannot under any circumstances practice real estate until you have received your real estate license.
Upon receiving your license, and prior to any business transactions, your license must hang in the office of a reputable brokerage. You must also then obtain a business license in the Nevada city where your real estate license hangs in order to start selling real estate. You must also carry a business license because realtors are considered independent contractors.
Now you can finally start selling. Get ready, get set, and..... wait around. The average new realtor does not receive their first check until six months after their license is hanging on the wall.
Didn't you complete your schooling almost a year ago? Make sure you have a substantial amount of money in savings if you are going to try for your Las Vegas real estate license. You will also be encountering numerous and pricey licensing, office, and advertising fees to get your business off the ground.
These start up fees along with the yearly Las Vegas real estate license and business license renewal fees may see you in the negative. Let's not forget the continuing education courses that are required.
Remember continuing classes means continuing tuition fees. It's no surprise that ninety percent of Las Vegas real estate license holders drop out in their first year as a realtor. Make sure you think twice about getting your real estate license before you become one of these unlucky individuals.
