Summerlin Las Vegas Homes - Overview Of The Ridges

The Ridges community of Summerlin Las Vegas homes is a community like no other.  This luxury golf course home community of custom homes and estates is the perfect place to call home. 

These Summerlin Las Vegas properties are found nestled at the base of the Spring Mountains in the Red Rock National Conservation area.  This is located at the very west part of the Las Vegas valley in the master-planned community of Summerlin homes. 

This community offers immense serenity and security sitting at its thirty-two hundred feet of elevation.  The Ridges custom home sites have views of the mountains, Las Vegas strip, and golf fairways.

The Ridges is home to the Bear's Best Golf Course.  This course, designed by Jack Nicklaus, offers challenging holes to the experienced golfer.  It winds through the community, giving many home owners of these Summerlin Las Vegas homes an opportunity to live on the course. 

If you are not one to follow rules, then don't even consider purchasing Summerlin Las Vegas homes in the Ridges.  All homes must adhere to extremely strict neighborhood and architectural guidelines.  This community only contains custom homes and no two homes are alike. 

The Ridges contains six different neighborhoods within its walls, each varying slightly.   Due to these extremely strict guidelines, there are between ten to fifteen styles of homes per village that are NOT allowed within these Summerlin Las Vegas homes. 

Such styles include: English, Pueblo, Colonial, Alpine, Tuscan, Cottage, Victorian, and Craftsman.  Remember, these are the styles that are NOT allowed!  Many of these villages in the Ridges must have flat tile roofs and deep overhangs.  You must get a design approval before starting any building on your home site.  This approval costs two thousand dollars. 

Most of these villages in the Ridges of Summerlin Las Vegas homes have home sites at half an acre.  You may be able to find a site slightly larger amongst the villages, but not smaller. 

There are also strict guidelines on what size of home you can build within this Summerlin community.  In the Arrowhead and Rimrock villages a single story home must be at least four thousand square feet and a two-story home must be at least five thousand square feet. 

In the Falcon Ridge and Redhawk villages, your Summerlin Las Vegas homes must be a minimum of three thousand square feet.  The Promontory village has a minimum of three thousand square feet on its single story homes and four thousand square feet on its two-stories. 

The last village, The Pointe, has only thirteen home sites available.  The Pointe is the most elite village in the Ridges Summerlin Las Vegas homes with square footage minimums of forty-five hundred for a single story home and six thousand for its two-story Summerlin homes. 

The Ridges community of Summerlin is a very elite, breathtaking community.  Only a lucky few have the opportunity to call this place home, but those that do will tell you that they'll never live anywhere else.
